Maude Community Centre Annexe Handover

April was a busy month with phase 1 of the Maude Community Centre Annexe project completed and handed over. The new annexe building is already in full use by the local community.

The modern, sustainably built annexe sits adjacent to the main pavilion building. It replaces an out-dated annexe building and now provides a bright, airy space for community-based activities and events.

The two structures are joined by a protective timber canopy. Resin-bound paving provides an attractive and hard-wearing finish for the outside areas.

To deliver a cost-efficient and environmentally friendly building project, we utilised Modern Methods of Construction. The main building structure is a cross-laminated timber (CLT) frame complemented by decorative brick slip cladding.

Employing this accelerated building method has provided benefits in terms of cost, as well as reduced construction impact on the local community. Thoughtful value engineering during the design process was key to us delivering this long-awaited project both on time and on budget.

The Maude Community Centre annexe is topped off with a sedum green roof which acts as a natural insulator, reducing heat transfer and regulating indoor temperatures. Which in turn leads to energy savings on heating and cooling. It also provides an ideal habitat for insects and invertebrates, attracting vital pollinators such as birds, bees and moths.

To optimise energy-efficiency and comfort internally, heat source pumps and a Passivent natural ventilation system have been installed.

As part of the agreed phased delivery, the main pavilion building is due to be completed and handed over in the coming months.
