Kent Structures provided post-planning design and construction of a new two-storey sports pavilion and separate community annexe building. The project provides a new social and community hub for New Romney, including improved facilities for local sports clubs.

This project had remained on the drawing board for many years, so its successful delivery is a significant win for all concerned. Our ‘value engineering’ design input enabled the project to be realised within the proposed budget.

 

Project Scope
Kent Structures delivered a full Design and Build service, inclusive of groundworks, building construction and M&E. We also undertook full fit-out across the project, including the changing areas, shower rooms and toilets (two fully accessible), two kitchens and a bar area, as well as flooring throughout.  We also delivered external works to provide ample parking, durable footpaths, boot wash, cycle store and even a viewing area for supporters.

 

Value Engineering through Modern Methods of Construction
The biggest overall challenge was bringing the project in on budget. Implementation of Modern Methods of Construction (MMC) was key in enabling us to achieve this.

By taking this approach, we were able to amend the proposed materials and have the main Cross-Laminated Timber (CLT) building structure manufactured remotely then lifted into place on site. Consequently, the construction costs were lower and disruption for the local community reduced to a minimum.

A combination of MMC and material choices has also made the building more sustainable overall. Further cost savings were achieved by refining the Mechanical, Electrical and Plumbing (MEP) designs to make them more efficient. We have also devised a more cost-effective drainage and civils package. This includes ground improvement techniques and modern SUDS drainage systems to save on excavation and vehicle movements.

The Maude Community Centre in New Romney was officially opened by the Lord Lieutenant of Kent in July 2025, with a grand opening ceremony. Following the ceremony, the centre hosted a public open day and an evening concert to showcase the new facility.
