Kent Structures delivered a turnkey design and build solution for Opak Ltd, a leading packaging distributor based in Ashford, Kent. The new 14,000 sq. ft. warehouse and head office provides a future-proof platform for the company’s ongoing expansion.
Integrated from the earliest planning stages, we acted as the principal design and build contractor. Our scope included planning support, structural design, groundworks, construction, fit-out, and specialist infrastructure works.
The building achieves an EPC A rating, ensuring excellent operational efficiency and reduced long-term running costs. Enhanced airtightness was achieved through detailed air sealing procedures and rigorous quality control.
A steel portal frame structure forms the primary envelope, finished with composite metal cladding. Internally, a 3,000 sq. ft. mezzanine rated at 5kN/m² maximises vertical storage capacity and supports flexible future use. Modern office suites provide administrative space for Opak’s team and support functions.
Kent Structures managed all associated groundworks including drainage and SUDS systems. Our team also delivered complex Section 278 works consisting of a new bell-mouth junction within a highly serviced highway environment. Close coordination with local authorities and utility providers ensured compliance and programme certainty.
Industrial development and environmental responsibility can be successfully combined. Specialist ecologists managed the multi-month reptile translocation programme. Exclusion fencing and trapping protocols ensured legal compliance and protected local lizard populations.
Carbon-conscious earthworks strategy reduced ‘muck away’ requirements and limited heavy vehicle movements. This approach delivered both cost savings and environmental benefits.
To support Opak’s relocation, we implemented a phased programme. Phase one provided warehouse access for early stock mobilisation. Phase two completed the head office fit-out and final finishing works. This phased approach ensured zero operational downtime for the client.
Kent Structures maintained a 100% safety record during construction. Fire access routes for neighbouring properties were preserved throughout, ensuring wider community safety.
The turnkey model enabled value engineering from the outset. Optimised building envelopes, SUDS systems, and modern materials reduced operational expenditure while supporting sustainability goals. The project completed on time, within budget, and fully to specification.
